When a buyout beats a sale
Speed, privacy, or a deadline.
- The house is already under contract and closing is coming
- You live hours away and can't keep making the drive
- The contents are good, but not enough to fill a full sale
- The family doesn't want strangers walking through the house
- A facility, a landlord, or a tenant is setting the clock
- Siblings want it settled and split, not managed for a month
What we buy
We don't take hazardous materials, and we refer firearms to a licensed dealer. Anything that isn't sellable, we'll price into the haul-off rather than pretend otherwise.
The sequence
Four steps, usually inside a week.
Send photos or set a walkthrough
Phone photos of each room are enough to start. For anything sizeable we'll come look in person — that's free and there's no obligation attached to it.
A written offer
One number for the contents as described, in writing, with what's included and what we'll haul. It's good for a set number of days so you have time to talk it over with family.
You decide, we schedule
No pressure and no re-trading. If you accept, we set a pickup date that fits your closing or move-out — often within a day or two.
We pay and clear out
Payment at pickup, then our crew loads it. You get the house back empty and swept, ready to list or hand over.
No mystery math
How we arrive at a number.
An offer starts with what the good pieces realistically bring — in our shop, at market, and to the dealers and collectors we sell to. From that we subtract the real cost of the job: labor to pack and load, trucks, disposal of what nobody will buy, and the months some pieces sit on a floor before they move.
What's left is the offer. We'll walk you through the reasoning if you want to hear it, and we'll tell you when a sale would clearly net you more than a buyout would. An honest no is worth more to us than a bad yes.
Send us a few photos.
That's genuinely all it takes to start. We'll tell you what it's worth to us and what we'd do with it.
